Time to Buy. Once you have selected the home you want to purchase, we can write a compelling offer that the seller will likely accept; there a lot of important components to crafting a good offer besides just the offer price (e.g. closing date, seller concessions to help you cover your closing costs and prepaids, dates and terms for each of your contingiences throughout the transaction to protect your interests and your earnest money, what items to include in the purchase and which to exclude, etc.)
How Much Should You Pay? We'll pull all of the competitive properties in the area which have 1) recently sold, 2) are currently under contract, and 3) currently being advertised for sale.
